Down to Business with Policy Updates: The following are pertinent policy updates that were made during the last year in Committee and approved by the Board of Directors.
Policy on Co-Owner Membership, Annual Guests and Limitations on Club Use by Non-Members
This Policy, adopted this the 1st day of January, 2019, supersedes the Revised Co-Owner Membership Policy, dated February 3, 2018 and the Annual Guest Membership Policy, dated, August 6, 2008.
I. Definitions.
a. "Annual Guest" is defined as a "Significant Other" residing in the Club member's dwelling during the same tenure as the Club member.
b. "Co-Owned Property" is defined as one property eligible for Club membership which property has multiple owners ( either individuals or corporate entities), but not including property owned as tenants by the entireties.
c. "Club" is defined as the Beech Mountain Club.
d. "Multiple Membership Property" is defined as the second or any additional Club eligible properties owned by the same owner that owns a Regular Founding Membership property
e. "Significant Other" is defined as: (1) an individual residing with a Club property owner who is not married to that individual, but residing as a couple; 2) a dependent adult child (as defined by the Internal Revenue Code) of a Club property owner; or 3) a child who is acting as a caregiver for a single parent Club property owner. In all cases, the Significant Other must be residing in the residence of the Club property owner.
f. "Special Event" is defined as an organized Club event where nonmembers are invited to participate, occurring no more than quarterly.
II. Co-Owner Membership.
a. A Co-Owned Property shall have only one Regular Founding Membership. Up to three additional Club memberships are available to coowners. These additional memberships are non-transferable and only the Regular Founding Membership is entitled to a vote in Club affairs.
b. The owners of a Co-Owned Property must designate, in writing and on a form specified by the Club, which owner holds the Regular Founding Membership. Any other co-owner, up to three, may apply, in writing on a form specified by the Club, for additional Club memberships by providing proof of co-ownership and paying the appropriate dues. However, no Club Application Fee is required.
c. The designation in paragraph b., above, can be changed, in writing, at most once per fiscal year. Non-Founding Membership co-owners must apply annually for Co-Owner Membership. No co-owner of Co-owned Property is eligible for Annual Guest Membership (defined in para. III, below) except that one Significant Other co-owner who holds the only other ownership interest in the Co-Owned Property may be sponsored by the Regular Founding Member of the Co-Owned Property as an Annual Guest.
III. Annual Guest Membership.
a. One Annual Guest of a Club member may be extended membership privileges subject to applicable user fees, charges and Club Rules.
b. The Club member must apply each fiscal year to the Club, on a form specified by the Club, for consideration of the Annual Guest. The Club's Membership Committee will consider and approve or disapprove each application.
c. An Annual Guest may have an ownership interest in the Club member's property, but may not own any interest, either directly or through any other ownership structure, in any other Club membership eligible property. An Annual Guest may not sponsor unaccompanied guests. The designated member of a Club property owned by a corporation, L.L.C., trust, or other corporate entity may not sponsor an Annual Guest.
d. Individuals who are owners of Co-owned Properties are not eligible for Annual Guest privileges except that one Significant Other coowner who holds the only other ownership interest in the co-owned membership property may be sponsored by the Principal Owner as an Annual Guest.
